Under legislation passed by the House of Assembly August 25, 2006 and now passed by the Senate and signed into law, the stamp duty or transfer tax on real estate sales has been reduced to 5% for all purchasers, whether Belizean, Caricom nationals or foreigners. Formerly it was 15% for non-Belizeans/non-Caricom nationals. Purchases of real estate valued at under BZ$20,000 are exempt from any stamp duty, though there are some associated fees.
Separately, the new 10% GST also may impact real estate transactions, notably those involving the first-time sale of a new or substantially renovated house or condo and also, in some cases, lots in a new subdivision. Check with your attorney or real estate advisor.
